Our Property Management Services are offered in the Northwest Indiana region with superior and quality service. The goal of Williams Executive Realty & Associates is to assist in monthly and annual budgets to help the property owner achieve their maximum profit potential and optimum goals.

Williams Executive Realty & Associates is a licensed real estate broker with over 20 years experience in Property Management, to include single-family homes, multi-unit properties, and commercial property.

Property Management Services

  • Advertising (yard signs, company web-site), newspaper ads will be at an additional fee per ad
  • Applications
  • Screening of potential rental clients
  • Contact references
  • Credit checks
  • Writing of lease/rental agreement
  • Signing of Lease
  • Video taping of property before possession and upon surrender of property
  • Liaison for client answering all tenant calls, collect rent
  • Emergency Repair
  • Preventative & General Maintenance
  • Quarterly property inspections (inside and outside of the property)
  • Services written into the lease/rental agreement such as lawn care, cleaning services, snow removal, etc.

Property Management Fees

Our Property Management fees are very reasonable, and we offer special rates for owners of multiple properties.

Our fees for services are as follows:

  • New clients 100% of 1st month's rent collected
  • Existing clients 50% of 1st month's rent collected
  • 1 to 4 units 15% of gross monthly income per month for the services listed
  • Units in excess of 4 will be discounted according to established company guideline

Subcontracting fees will include the coordination and retention of subcontractors in the following areas:

  • Preventative maintenance
  • General maintenance
  • Emergency repair

In instances that require eviction, the fee will be six-hundred dollars ($600.00). This fee includes filing fees and representation from a company representative for one court appearance.

Fees for services rendered by subcontractors are not included in the fees mentioned above, and will be billed directly to the property owner. No services will be permitted without written approval from the property owner prior to work being initiated
